My rental agreement has
ALTERATIONS AND REPAIRS. Except in the event of an emergency, no repairs, decorating or alterations shall be done by Tenant without Owner’s prior written consent. Tenant shall notify Owner in writing of any repairs or alterations contemplated. Tenant shall hold Owner harmless as to any mechanic’s lien recordation or proceeding caused by Tenant and Tenant agrees to indemnify Owner in the event of any claim or proceeding. Tenant agrees that all improvements installed in and on the Premises, including landscaping (bushes, shrubs, ground cover, trees, and flowers) shall, at the option of Owner remain with the Premises upon termination of the Lease at no cost to Owner .
You may have something like it in yours if not think about adding it.

Did they do a nice paint job?
I decided to help out a couple (family members)who overcharged me and I think they were the worst painters on the planet.
I had worked them by the hour in the past doing odd jobs I could have did the paint job with a One Haired Brush in half the time they said it took.

The last prop I bought just for the cedars. the DBH (diameter breast height) and total log lengths weren't typical and I made a deal with log cabin and timber frame builder they pay extra for quality and the longer log length. I sold based on the cedar scale.(scale used for ERC in this area)plus a premium.
The smaller tops had a different buyer
MBF is a thousand board foot , the amount of board foot in each log depends on the log scale here it maybe international ,Doyle,Scribner whatever the log buyer can use to pay you the least :)
I have a portable bandsawmill and have owned other mills ,always get overrun on all scales.
We have did a few cabins, have swapped logs or raw lumber for hardwood flooring or other building materials , If you have the right logs see if you can trade part of them for a cabin frame .

I have bought property in my area just for the timber but haven't purchased any commercial forest
I try to keep abreast of the timber value and I talk to several loggers and sawmill operators who know current log values ,before I make an offer on a property and do a timber cruise
