I co-founded a 3D printing company where we distribute some of the world's best 3D printers & also design & engineer custom 3D printed models for our clients.

I can 3D print model homes for those interested to get a taste of what 3D printing is all about. I know 3D printing a model home helped me envision the beginnings of my real estate journey & where it could go. It also works as a lovely display piece in your living room or office!

Have you asked why the seller is truly selling the property? Cheering you on that the deal comes out favorable!

REI started to feel real to me when I knew 99% of the info I wanted to know -- & no one else's info or mindset -- prior to even investing in my first deal. That said, if you're the humble type, then that can possibly trigger the 'feeling like a fraud' effect.

With 2 quads, you're doing good, I'd say!

The list you provided above is fluff.  Do tenants and landlords really need peace of mind for lead based paint?  Will it reduce vacancy rates?  The answer to both is NO.  If it was that big of a concern, the free market would determine rental units to be non rent-able if it had lead based paint.  However, tenants do not care hence they continue to rent.  Here's an idea, don't eat paint chips!

I'm glad PA doesn't have this problem yet.  However, we have the issue of storm water management (aka the rain tax) which is another example of the government not understanding the economic impact public policies have.

 Free market is imperfect & gets abused. Regulation is imperfect & gets abused. Some regulation will always be needed. The trick is finding the right spot for regulation.
