Depends on your connections. For me, I've been getting free legal advice & work from my business partner, who is also a friend of mine (inside & outside of RE). I'd say building rapport with local attorneys would help decrease costs.

I've looked into this here in L.A. but have passed on. That said, if there is a strong demand one should definitely consider it as part of their strategy.

So sorry to hear! You do have every right to pursue a legal claim against the seller's & seller's realtor(s). You don't have to sue them in order to pursue a legal claim.

Focusing solely on appreciation is highly speculative. Not necessarily a bad thing if you're into that kind of stuff. Appreciation is just one aspect, albeit an important one.

Since you're not going to be putting up the money yourself, it helps to explain to potential investors what value you'll be bringing to the table. Even posting it here in full detail would be good for other community members to see.
