I live in the midwest and we get a lot of rain and I have a lot of properties. I tell all my tenants (unless I know otherwise) the basement is just for storage I am not really aware of floodings but if it's really important i.would put your belongings on pallets or off the ground. Sometimes 95% of the time I really dont know and i just let them know. I also know a lot of the issues are improper gutters or gutters needing be cleaned. In basement apartments I always install tile flooring in case of flooding and if there are drains I make sure they are cleaned professionally. Good luck.

Interesting topic. I just purchased multiple buildings with washer and dryers etc. I pulled washers and dryers that were coin operated that were being vandalized. The ones that were not being vandalized and tenants and the area were good, I left them. Actually the tenants rented the property with those appliances and should keep them in. Regarding dishwasher, why would you want to take out the dishwasher and have that hole where you would need to fix the cupboards... seems like more work to me.

I own a large roofing company in Iowa. That is funny price and the sad thing is that the roofing companies pay the labor soooo low per square that they come up north to work. The problem with Texas is that anyone can be a roofer you dont have to have a contractor's license. When hail hits... a plumber is now a roofer. I would for sure google roofing company's but go to Owen's Corning and looking up preferred contractors and you will get a good quality roofer.

Depends on year, market and our goals. Last year we probably bought 8 doors This year we purchased probably 110 doors but now I am into our real estate full time. I have also geared more into multi units.

I have almost 200 doors and also own a very successful construction company with my husband.  We have around 40 to 50 employees in the construction field and then I manage and run the real estate with 4 to 5 employees and then subs.  I just feel like every day my intentions are good but it's a cluster of what's going on (everyone else's says they can't believe how organized I am - but I am not... my office looks like World War III).  

Any good tips on organization for vacancies, work for employees and doors, to do's etc....

25 dollars in 25 years yikes! Do you have a lot of longevity? I just purchased a couple smaller apartment bldgs where the rent is about 100 low per month. I have 3 tenants moving so immediately I am moving the rents up right away with a little updates. You need to figure out what the market rate is, and for sure with every vacancy increase to the market rent rate. If it's a big difference I might send letters to current tenant and do a rent increase smaller amt.

@Thomas S.... even though 85% of my rentals are not section 8 I would not classify the people how you are. Here's the deal.... trash is trash... it doesn't matter if they are white or black. Animal or no animal. Section 8 or no section 8. I swear one time I had Jesus's parents living in a rental she always wore a long skirt and he was very religious. We even called them Joseph and Mary. When those two moved out you would have thought you were walking into a tornado. Liquor bottles everywhere, dog crap, holes in walls...

I probably have 15 properties under section 8. Some of the tenants are elderly and great. Some are families. I've never had any issues. But I don't advertise my properties at section 8. If a potential tenant that passes my application process has section 8 I will usually work with them. It's easier to say my properties are not section 8 approved to begin with then I do not have to worry about the discrimination game.
