Hi @Marcus Guidry

The area changes literally street by street.  The neighborhood is harder to analyze as a whole and easier to analyze on a per property basis.  Breaking the neighborhoods into quadrants will help as well to take out some of the less attractive streets.

I handle a lot of listings in that immediate area and can offer more insight on the potential margins if you can share the community.  Sandy Springs is essentially at its pre-2007 peak in pricing again and while the wholesales are still possible, the condos are very challenging.

Hi @Franky Maslim, welcome to the community. If you have questions about specific areas of Atl feel free to ask. The schools, taxes, ITP v OTP play heavily into SFR or Multi depending on the area of the city you want to buy in.

Welcome @Ross Williams.  It is pretty slim picking but there are a few multi family units around the Chamblee and Buford Hwy area that are still good buyers.  Best of luck and let us know if you have any questions!  Atlanta is still a great options for portfolio building.

Hi @Matt Weiss.  Being on the west side of I-75 is going to be very area specific and will really need scrutiny for the potential tenants.  We have had a number of investors in the past 6 months cash out of areas in Powder Springs, Kennesaw, and Acworth as multiple tenants have destroyed the homes.  Let me know if you have questions about specific areas.

It was a new construction and completed June 2015.  Everything is new.

Thanks @Matt Jones  If i could only set the unit for $285-290 and then assuming 3% for a buyers agent commission, would that change your thoughts at all?
