Peachtree Towers and The Landmark would be the two buildings with the brightest green light to attempt this. Almost all the rest pose problems with the HOA.

For the 2/1 right south of Memorial I think they are too high. If you want guaranteed rent you can do much better in other areas with Section 8 tenants. Your ARV is going to be off because the area changes street by street. The homes selling for $150+ that are turnkey were both west of Candler which makes a difference. The flip next door at 2591 Eastwood would be your most realistic comp. It listed at $125,000 took 125 days on the market to sell and landed at $108,000. Don't be fooled by the listing agents remarks in the description.

We are mainly Intown and with a heavy presence in Atlanta Station, Midtown, Dowtown, Virginia Highland, Morningside, Decatur, Grant Park, Edgewood, L5P, Poncey Highland, O4W, East Atlanta, Kirkwood, etc. We did 308 transactions last year and typically have 10-20 pocket listings waiting to hit the market at a given time.

In regards to West End & Pittsburgh I would only recommend to my experienced clients. The neighborhoods are turning but are taking quite a while to do so any should we hit another dip in the market those areas will be the first to stall development. There are a few options in Mechanicsville depending on the street.
Are you trying to stay in areas you personally know or are you considering the burbs? If you are going for a BRRRR strategy I would suggest and area where the flippers are a little less likely to be to maximize return. This for me would include parts of Decatur, Clarkston, Tucker, Stone Mountain, Dorraville, Northlake, and moving towards Gwinnett. The schools in Gwinnett are making a huge turnaround and the country is spending big bucks to pull Intown buyers and millennials to the suburbs. The rents are strong their as well. Just my 2 cents.

I do a lot of my business in Buckhead and can answer any questions you have. The tough part really comes to the HOAs and association fees. Is there a budget you would like to stay within? Almost all of the buildings have rental caps and have waiting lists that are multi year long. Lindbergh is a good buy into the area with close proximity to everything but if you want to specifically target the Lenox Mall area that will change buying power. Feel free to send me a message with any specific questions you have on the area or buildings. Narrowing it down to either condo or townhouse will help a lot with your search. The condos that don't have rental restrictions have turned into hotels and AirBnB spots which doesn't help resale. The townhouse would most likely be better for a rental or resale return, we are pretty much back at pre-recession pricing levels.
