Hi @Michael C.. My whole real estate career has been Atlanta and the numbers are still good depending on what you are trying to accomplish in terms of multi family. Atlanta Multi has been on fire lately and while there still are plenty of good deals a lot of the Intown properties are now at pretty low caps as investors are banking on increasing property values. Duplexes under 200k are no problem but for a solid triplex or quad you will be going outside the city limits or working in C/D neighborhoods or going the Section 8 route.

Hi @Tyron White. I know from my experience I want my clients to just be as straight up with me as possible so everyone is on the same page. If you have a discussion about what you are looking for and it is a situation where it aligns with what a lot of others buyers want resulting in the agent writing tons of offers they should know.
They should also not be deterred and have a game plan to tackle that as that is their job. They should be using Georgia Association of Realtor contracts (GAR Forms) to protect you, the buyer, as much as possible and almost all the information is a template so very little info has to change with each new offer written.
They should have you set up on an e-alert through the FMLS or GAMLS and be CC'd on the notification that goes to you so when something comes up that you like they can quickly know what it is and pull comps to reduce the time in getting an offer in. We are in a hyper competitive sellers market and agents need to be prepared to put in serious work to get transactions closed.

Depending on what part of town you are looking to live in the house hack gets a little tricky as a lot of the multi family in Atlanta is concentrated in certain areas. Hi @Daniel Florence I would be happy to answer any questions you have about various neighborhoods across Atlanta in regards to values and rents. If you want to go the single family buy and hold route you could leverage each one through the BRRRR method to acquire multiple going forward but it also depends on your risk tolerance.
