The 1% rule is getting 1% of the purchase price of the property as months rent - example 150k home rents for $1.500/month. I would recommend reading through some of the editorial articles on the forums to get a feel for which route you may want to go.

@Lee Pittman the most recent comp of a 2/1 duplex was in May at 141 Lindbergh Dr and that rented for $1,525 so that would be my target range. If your 2/1 is a bit better in terms of upgrades or has a better parking situation then you might be able to push it a little bit.

Thats a solid negotiation based on the $425k list price and being listed since May. I lived on Lindbergh myself and agree the rents are typically lower but the location won't have any issues finding a tenant. Should get some appreciation there in the next 2-3 years as well.

I'd be interested to know where the property is in 30032 to make sure the ARV of 280k is accurate. I'd be happy to run some comps for you to double check. For painting the exterior is it currently a darker color going lighter or vice versa?
