HI @Derrick Thomas! The best neighborhoods and properties really depend on what you re looking to achieve. What type of portfolio are you going for? SFR or Multi? Is there a specific cap rate or return you are looking for?

I just pulled all of the MLS rentals currently active, pending, and rented in the past 6 months for SFR. The only criteria I put on the house was it is 3+ bedrooms:

Available: 12 ranging from $2,045-$7,000

Pending: 1 at $2,000

Rented: 38 ranging $1,595 - $5,500

As for homes currently available that are 3+ SFR there are 9 active priced $335-400k
