A few: Sort of the same with an agent. make contact, See the property, make offer, in writing, include contingencies (sale of your house, approval of all inspections, getting appropriate funding, etc) come to possible agreement on price, have all wanted inspections done (maybe including termite, septic field, sewage lines, etc) read and understand papers possibly from the title company (when I sold mine, I used paperwork provided by the title company). Negotiate a lower price if inspections warrant that, do a walk through the day of signing, and if everything is still okay--no squatters etc-- go sign the papers, pay the money, get the keys, change the locks and move in...
I would guess I might have missed a step or two...

My neighborhood is not a crime area. I have had bars and security doors put on my houses for my peace of mind, for my pocket, and because of some physical problems. I'm not the only one in the area with bars that are paid for. Many owners have electronic security and monthly bills, alarm codes to plug in, and rush to turn off when they get home.

What all does an agent do besides having a seller sign a "three months or until sold" contract, and listing the property on the MLS?
What all does a trained, licensed agent do to market/sell/close on a house?
I was going to ask this myself today, as I know someone who needs this information.

Re a nail salon next door: The toxic chemical fumes from it would drive customers away in short order, and probably make the other side uninhabitable. There would have to be substantial air quality concerns considered. google it. Jones just did you a favor by including that in their list, whether you rent to them or not.

Interesting concept. Another possibility for that would be for people with Chemical Sensitivity. Might be more do-able in apartment housing. Most of the tenants would almost definitely be on Section 8. Due to their disability, they would not be able to work. And the need is, I think, great. Maybe it's neither the snorer or thin walls (or maybe both) but I'd ask the complainer about his ability to hear, maybe even having it checked.
I have one friend who has what--X-Ray hearing! His ability to hear noises inaudible to others was astounding to me. I know two other people like that. Not quite as sensitive, but beyond what others normally hear.
Maybe your fellow needs earplugs.

Aren't ferrets hunters? I think they are pretty active, and keeping them in a cage might not work. How are they as house pets? Can they be trained to use a litter box? Are they neutered? What problems do they pose? Maybe get relevant information before talking to the tenants.

No one can give you suggestions to do more for your (money) unless you tell your money habits. Committed, responsible tithing is the way I did it.

Here, that's considered hazardous waste. Can you get photos of the events to back up your claim?
If talking to them or their landlord does not solve the problem, consider a call to code enforcement.

This may be a good place for a comment: I talked to someone about buying in Rocky Ripple. The response was "it floods a lot there". So this is a suggestion to inquire about flooding where-ever you're interested.
