Does any one on here have experience with new haven multi family market. I am looking to buy a 3 family in fair haven and plan renting out each unit to section 8 tenants as they pay 1650 per unit... my question is how difficult is it to find section 8 tenants in this market?

Hello I am under contract to purchase a 3 family in new haven ct in the fair haven neighborhood... when looking at comps many of the 2 family’s are selling for more than than 3 family’s, I don’t understand how something with more units could sell for less.. with that being said, can you use a 2 family as a comp for a 3 family?

@Steve K. the original 3rd bedroom is now a library or could be a dining room. So there’s is no 3rd bedroom that why we are converting what use to be used as a family room to the master

@Zachary Zinn no we don’t have the budget to add a master bath. There is a bath room just pass the hall way.

@Zachary Zinn thanks for the input... The inside flows well, the 3rd bedroom in the house is now the hallway leading up to the addition... We are thinking of converting that addition into the master bedroom, here are some pictures of the inside..

I am thinking of flipping this house you see here on attached pictures.... I feel that the addition is a little out there but none the less every house cant be perfect and it does make for a great family room with vaulted ceilings... Do you you think I would have a tougher time selling this house or would it demand a lower price because of this unusual addition... Any input or experience you can share would be appreciated..

@Christopher Phillips thanks. We will be doing part of the siding so I’m thinking that adding 1/2 inch foam insulation panels on the outside of the house should be sufficient.

Hello I am under contract to purchase a bank owned single family home in Connecticut. As I was doing my final inspection I realized there is no insulation in the walls in about 60 percent of the house ( the exterior walls seem to be cement board) The only place that is insulated is the addition built in 1997. When flipping a house would you budget for adding insulation to the walls and if you did not would you end up selling at a lower price because of this. Any input would be appreciated. We will be updating the kitchen and bathroom but we are not gutting any of the exterior walls.
