I tell them that I mail out letters to areas that I am interested in buying in, and then follow up by asking if they are interested in selling? 90% of the time that will stop the question and you can go right into asking about their property.

It's up to you to call the angry spouse back if she didn't leave her name and phone number. I usually call and tell them that I need at least their address so I can make sure that they are removed. I had one that said she didn't want to give me that information, so I told her to please not get upset if she gets another letter from me :) She said she wouldn't....we will see.

If the house is that great of a deal, it will go fast, that's probably why he wanted to show it to you TODAY....

You don't necessarily need to find another agent, you need to find an investor friendly agent that understands what you are doing or that is willing to learn what you are doing so he/she can do what you need them to do for both of you to be successful.

When I first began I was taught to put in offers directly through the listing agents. I got no attention from listing agents so I found an agent that would work with me. I didn't get far with her, so we parted ways and then a year later I found my current agent who is amazing.

With that said, if you don't feel like you have a good fit with this guy, find another agent.

On another note, you talk about assigning the contracts, and like Wayne Brooks said above, you won't be able to do this with banks, however, you will be able to do this with private sellers all day long, so send out some yellow letters and put out some bandit signs and get your fees!!! :)

Nope. You don't need to be a Realtor to sell houses that you own! :) and even in wholesaling, when you double close you own the property before you sell it to your end buyer....so it is yours to sell.

Be careful with what Realtors you talk to. Not all of them understand what investors do. So find an investor friendly Realtor to work with. They are very important to have on your team.

I agree with James, have a business mindset, but, there is sales involved if you are wholesaling, where most people begin. Basic skills like negotiating prices, marketing...etc. Easy skills to acquire. Or partner with someone that has these skills and have them take care of what you don't like/want to do.

Michelle L - I looked into the Intuit Payment Network and it looks like a great option to collect rents online. Can the tenant pay with a debit/credit card or is it just electronic fund transfer through their bank account? And is there a limit to the amount of money they can send for the $0.50 fee to me, or can they send any amount?

My advice, get a new agent. No time for emotions because he was the one to sell you your last house and no time to see houses your agent wants to show you. You want to see the houses you want to see, period. You are the client.

Most agents aren't investor friendly, but.... they do exist.

I didn't want to make an offer on a house once because I didn't want it nor did I want to deal with wholesaling it. So, my partner tells me to offer something ridiculously low. I offered $3K. Seller accepted.
