I can be helpful in this topic! I'm actually doing this right now. My yellow letters say 'hablo espanol' at the bottom and my bandit signs read:

COMPRO CASAS
I BUY HOUSES
CASH
555-5555

The voicemail they get is in both English and Spanish.

I have gotten two serious cash buyers that only speak Spanish and one seller.

I also just bought two houses from bandit sign calls... that the sellers told me they called my sign because the Spanish caught their attention. Neither one spoke Spanish!

I began this in April, needless to say it is working!

Wow this is a hot topic isn't it? Interestingly enough this has been the topic of conversation with other investors that I work with these last few weeks as well, them complaining that their wives do not support them.

Bill Horton - Give her time. Seems like she understands and you two aren't completely on opposite ends. As a woman (I will only speak for myself) security is very important to me, and I imagine even more so when there are children involved. Having a young child and another on the way I understand why she is being extra cautious.

I also understand the "corporate world, 9-5, 401K mentality". That's what I saw growing up and that's what I was in until about six months ago. I needed that steady paycheck every two weeks, while I worked real estate part time on the side (my husband working real estate full time).

Until the day came when we closed a deal that equalled the amount of money I made in ONE YEAR. That is, one year of working 40 hours per week behind desk at a job that I had no chance of progressing, all for what? The little bit of retirement money I had put away, health benefits and a steady paycheck? I finally realized it wasn't worth it and I quit to work on real estate full time. Career wise it is the best decision I have made to this day....but it took me four years.

I have talked to wives of other investors and they sincerely have no interest in helping them whatsoever. They blatantly say it is not for them. That's another thing, this is not for everyone. You have to have thick skin, or develop it, to be able to be a good player in this game. And you also have to have a passion for it....

Rob K - Hope you didn't think I was going to let you get away with saying us women are very emotional when we are not pregnant. We as humans are ALL emotional, us women just aren't afraid to show it! Pregnant or not! LOL ;) I agree though, give her time to settle down after the baby and then re-visit the conversation. Maybe close a few deals from now until then and the conversation will be much easier to have!

Maria J. Hey Maria, what Dev and Mike said -- weekends! I actually go out late on Friday night when there is less traffic and sometimes even pick them up early Monday morning.

And...holidays that fall on Mondays are AWESOME! :) So make sure to put them out for sure on those weekends.

I had analysis paralysis.....so, take the other poster's suggestions, set goals, learn, ask for advice.....but also, TAKE ACTION.

Find a mentor that is willing to help, they do exist.

Once I took action everything changed. You will learn as you go.

Hey everyone,

I am guiding a friend through wholesaling, he is in Atlanta, GA and I am in Florida. He has an appointment this afternoon and needs the GA As-Is contract. My county is controlled by Fannie Mae. Almost every property I click on the MLS says FANNIE MAE....bla bla bla...

I really don't care...but they aren't listening to any of my offers. I'm not even getting acknowledged. I have a very competent Realtor that I have been using to buy all of my properties for the last year and a half, we have created a great system, so I know it's not her.

I'm wondering, could it be my proof of funds letter? It's just a standard letter from a transactional lender that I use. Should I switch and use my private money's letter?

I also heard that they want POF's specific to each property, which I am not using. I am just using a standard blanket one saying how much I am approved for....

Any suggestions would be greatly appreciated!
