Hey Andrew!! Keep asking questions and also keep reading the posts here on Biggerpockets, they are really helpful.

It's not easy to find a realtor that understands what you are doing and is willing to spend his/her time working with you and then possibly canceling contracts, etc before you close a deal. They are out there though. I got lucky and found one after I bought a house from her, cash. She knew I was a serious cash buyer, so I explained what I did, she understood and we went on from there.

Does your area have a REI meeting? That might be the place to find your realtor.

Also, it seems like you are just talking about realtors, which means you are concentrating on the MLS? Are you doing anything else to market for motivated sellers? Yellow letters? Internet marketing? Newspapers?

Find a closing company that is investor friendly and understands wholesaling and you can double close all day long with no problems. They are out there you just need to search.

I too was told many times I needed a license...I was confused, even fearful for the longest time, until one day it just clicked and I understood...I am actually BUYING the house, and then just reselling it the same day....so why would I need a license to BUY a house..?

Lynn Henley - You can find this information online. I looked your county up and they have the same system that my county uses. Accept my request and I'll send you the link and guide you on what to look for...

I too worked a full time job for many years and invested in real estate, technology is very helpful so use it to the best of your advantage....

Hey Ken,

From all your questions, of how you find buyers, escrow companies that double close, and transactional funding....it sounds like you are planning on wholesaling?

First, make sure you get the property at a price that is good enough to wholesale to an investor.

Put out bandit signs around the area, put ads on craigslist, etc...if it's a good deal it will go fast.

Make phone calls to your local title companies and ask if they will double close.

Find transactional funding either from someone here on Biggerpockets or on Craigslist...

And put the deal together.... thats the short condensed version. You will learn as you go along and do deals.

Read read READ all you can here on Biggerpockets, a lot of these questions have already been answered for you....

I mail it to the deceased mailing address but don't put the deceased person's name, I put "Smith Family" for example. I act as if I don't know the person passed away and of course, give your condolences when they tell you they have passed away.

If you decide to mail it to the latter, yes, I would show sympathy and send condolences....and offer to help any way you can. Don't go straight to the point, I think the probate and inheritance lists are the most sensitive and you should NOT get straight to the point.

Great thread.

Best call I got was from a police officer saying "this is the police department, do not send any more letters to "such and such" street."
My partner called the police department and the officer wasn't there, but he asked the officer that answered the phone what law we were breaking, and of course, they couldn't answer.

With that said, is there any sentence we can put in the letter to avoid getting these phone calls? Maybe "if you want to sell me your house call me and let's talk"?

I sent out a big mailing last week and spent a lot of this week answering these angry phone calls asking why do you want to buy it, where/how did you get my information, etc etc.

Talked to some mean people, but also spoke with some very interesting people too, so it wasn't a complete waste of time.

We just started our yellow letter marketing so I am just getting started with these calls....

Or find an amazing realtor that is investor friendly and have him/her put in all your offers.....! And if you have your license he/she will give you part of his/her commission (mine is 35%). It's like having a personal assistant and not paying them until you close the house :)
