Thanks for sharing! No one will argue that real life experience is the best seminar!
I'm working on a project to see the success rate of seminar attendees that purchased a program, applied themselves and the outcome. I also want to rate the quality of support the coaching they purchased delivered. I'm sure its safe to assume it's low quality in most cases but I don't know till I ask. Any more insight on this is appreciated! Thanks

Never sign a non refundable contract with a wholesaler and always give your refundable EMD to the title co!
I was funding a deal for an investor that was brought to us by a wholesaler. I explained to the wholesaler that the deal needs to be delivered by a warranty deed and I'll fund the deal. Unfortunately the investor gave a $500.00 deposit to the wholesaler and he was unable to deliver with a clear title. He then tried to get us to fund the deal that he would transfer by a quit claim deed. After I explained to him we needed a clear title to fund this deal he disappeared and kept the investors deposit!
This "wholesaler" burned a bridge over $500.00!
I have no problem with professional wholesalers but unfortunately there are very few of them!

Look for local real estate meetups to network and market this property, use bandit signs to market (assuming that fits the neighborhood) and market daily on craigslist to get that property sold!

@Marc Dufour Most of my investments are in Cleveland. You can buy turn key duplexes in Cleveland OH for $30,000 to $35,000 and they will generate a gross monthly rent of $1,000.00+ per month. Feel free to contact me with any questions about the Cleveland market

Great post! There are a lot of "wholesalers" in Cleveland that post these ads and have bandit signs everywhere but very few of them can close the deal! This makes it harder on other investors in the game as people have been let down and they do not know who is the real deal. Because of this my business cards say "I really buy houses" and currently any offer I make (even if I plan on wholesaling) I'm willing to lay down the cash to take title if my contract is about to expire.
That being said I am in a market where you can buy houses for under $10k all day long so it may be difficult for the west coast players to do the same!
