Spenser, do a BPO and document all of the issues with the house. It’s likely the person who counter offered hasn’t been inside the home. Have you? If so, use photos and video and document document document exactly what needs to be cured in the home and spell it out for the bank why your offer is fair.

Hi Brandon,

I use LT Services in Burien for my postings and I don’t think they work on the weekends so I might send them the lease and tenant info on Saturday and I know it will be posted first thing on Monday morning. I have kids and a life outside of this business that I treasure but yes, I work weekends when I need to stay on top of my business. The trade-off is that I can be available for my kids during the week when they need me…and I’m grateful for that. So, basically, I work when the work needs to be done, regardless of the day of the week.

That’s kind of how I got started! I purchased my first rental as student housing right after I graduated from WWU. I purchased it with my college friend….who remains my business partner to this day. I’ve never had more than 1 – 2 days of vacancy since 1999. Wish I’d purchased more in Bellingham. Good luck to you.

Hi Evander,

A very common strategy is for investors to purchase one property every year or two as an owner occupied purchase. The rates and terms are the best that way. Move in and live there for at least a year and then rent it out. This is a GREAT way to acquire real estate if you have the flexibility to move every year. Good luck!

Andy and his story will inspire and connect with you, as it is a "regular guy" get rich story. Like so many of us, Andy started investing part time, pulling aside a few hours each week for his hobby. Their success led them literally by accident to a goldmine called buy low, rent smart, sell high.

When Andy and Scott found buying properties from distressed sellers to be tedious, hard work, and depressing they discovered by accident a hidden gem in the foreclosure process. . .BANK OWNED REAL ESTATE. With bank-owned real estate an investor is able to purchase MULTIPLE PROPERTIES from single sources, without emotions, and with clean and clear title. Hi Kate,

I am a Loan Originator for over 12 years now and the problem with the non-conforming multi-family is that they are hard to sell to buyers who want to use conforming financing…so be thinking long-term about your exit strategy. I’m also a landlord…and the problem I have is that I can’t get section 8 and other government programs to work with some of my non-conforming properties too….
