No.  I assume your number and address is listed with rental listings, which is where your callers are getting them from.  My suggestion would be to go back to your rental listings, and make a comment that the properties are not for sale.

It sounds like there is a tenant in there. Where is the tenant going? What is the rent in terms of market value?

Both questions were the first things I thought of too.  I love seller financing.  This is the perfect situation for this.
A third question would be, "is this his only property, and if not, are the other properties also paid off?".  Ok, two more questions.  If the answer to both added questions would be "yes", then you have a potential goldmine here.
Combining the seller's concerns, and the reality of a big down payment being a negative to the seller (see Q: 1), you should be able to set the terms, with a lower DP, and controlled interest rate, to have this property CF and,...be able to sell the package to another REI down the road,...as long as you buy this using an LLC (a new one).

That might depend on your political affiliation.  LOL

Why do we need a down button?  Like you say, just post the reasons why you don't like, or don't agree with a post, and it serves a much better purpose other than just a down button with no stating any reasons why.  Just because someone votes something down, doesn't mean they are right in doing so.  It just means they don't agree, and with no reasons why, the down button is more of a disservice than if there wasn't one to begin with.  What if the reasons why someone voted down don't apply, or don't matter to the person seeing it on a post?

Your mistakes, and the reason why you don't understand why there is a conflict, is because you don't understand the meaning behind these analysis tools.  Let me explain:

50% rule = tells you nothing of value, means NOTHING,

1% rule = tells you nothing of value, means nothing

$100+ cash flow/month = means you are making $100/month in CF per month.

Why do you want to invest in RE?  Why do you invest in anything?  What do you want as an end result?  The answer is MONEY.  Actual money, measured in dollars.
