Purchasing my first STR out of state and under contract on second one. Hunting for 3 & 4. Started in May....Kicking myself for getting distracted with trading and ignoring love of my life....RE!

But will this current crazy revenue numbers( 2020 and 2021) be be there 3 years from now ? That's the big fear that's stopping from adding more STR's in current market. So tempted to buy but what if my destin or gulf shores 1 million property does not generate 150K in 2024.

@John Underwood : Also looks like some of the lucky 2019/2020 buyers are looking to cash out. Small reductions are nothing before their 100% appreciations.

@Ryan Moyer: Awesome. Thanks for your detailed answer. Working with agents in all of these Markets and I am not able to find a pool house in Destin a block off.

I love the Smokey Mountains for the fireflies but that's limited to a week. I would choose the coastal VIEW, little cottage that could become a charmer, and walking access to beach with a big lot that you can add an ADU.

 Thanks for your inputs. All 4 areas that i mentioned were traditional vacation rental markets and tourist dependent economies. No worries with regulations.

Quick question to all market pro's here. Is "buying season" a still thing in this crazy market ? From what i see, contract in December and close in January to get the property live by Feb last week seems to be an ideal scenario. Would this strategy work in Destin/Gulf Shores ? What are the challenges other than prices going up by an other 10-15% between now and December first week. ( Crazy 2021 , i would never underestimate and comment on prices going up so much in such a short time)
