Thanks a lot @Jack Bobeck. Can you also please give me the esri link that you posted for looking up demographic info. Also can i pick your brain on Zipcodes that are upcoming Jacksonville area. I know you are a big supported of 32204 & 32205. But i believe BRRRR deals( 70% of ARV list price) do not exist in those neighborhoods. Do you have any suggestions on BRRRR friendly deals that are not Class C.

Sorry to ask the same repetitive questions that was asked on this forum earlier for years. I tried my best to read through the posts but keeping how fluid RE market data is, I decided to ask one more time.
Please suggest Zip codes and Contacts based on the criteria below.
My Criteria:
Strategy: BRRRR
Investment Source : Cash Mostly ( If not HML)
Property Type: 2-4 Unit Multi Families
Price Range: Under 400K
Zip Codes : Please suggest zip codes that aren't rought. Typical Class B
Renovation Effort: Medium
Looking for Contacts: Investment friendly realtors, Wholesalers experience working with out of the state investors.
Local Economy Data : I saw a post @Jack Bobeck gave few details about looking up neighbourhood data and unfortunately i couldn't find that post. It will be helpful if any one can provide that info one more time. Thanks!!

@Gary Parilis : Sorry if my response above wasn’t clear. Please see below explanation with an example.
Purchase Price:$200K
Rehab Cost: $225K
ARV : $300K
Delayed financing refinance amount should be 75% of ARV or Purchase Price whichever is lower.
In above scenario it is 75% of ARV = 225K Or $200K whichever is lower so that's $200K leaving $25K of your money in property.
What I am trying to find is a lender who can consider my purchase cost as $225K( $200 + 25K Rehab listed as escrow on HUD) so that I can pull whole $225K via refinance.

@Gary Parilis : I have few lender contacts who are aware of delayed financing but not able to find one who can include Rehab escrow as part of purchasing cost. I can PM you those lenders who can do delayed financing if you don’t care about pulling out rehab costs. Let me know.

Planning to execute my first BRRRR and looking for lenders who does delayed financing loans with no issues considering closing costs and rehab escrow along with purchase price in refinance amount( off course when the total is less than 75% ARv). Property is located in PA.
