Hello all,
How do you come up with typical terms while reaching out to someone for seller financing deal.
Should i just ask the owner if he is interested and if yes, then submit an offer with terms?
If that's the case what are typical terms. This is a STR property grossing 100K on an average and listed for 550K. I can do a 20% down.

Thank you. Sorry, i am a newbie with taxes so trying to wrap my head around.
Property grosses 120K (100K night revenue + 20K Cleaning)
Yearly Maintenance cost taken care by PM around 6K annual
PM deducts 20K annual
Our payout is 74K annual ( Receives 1099 for the same)
Can we still deduct 20K cleaning , 6K maintenance expense and 20K PM Fees as our tax deductions? Should we request PM to provide us with cleaning expense and maintenance receipts ?

Quick question all! What tax deductions do you take on a STR managed by a PM where all you get is 1099 at end of the year for the final payouts made ( after deducting all fees). TIA!

@William Beck : Thanks for listing out best markets. As the market is so fluid and pacing rapidly month after month, do you see any new trends wrt areas that you listed. Any suggestions on what are the best markets with Skiing traffic as primary revenue generator ? I am looking for a ski market with friendly STR regulations and atleast 30-40% occupancy in non skii seasons. Too much to ask..:-)?
