@Chris Kendrick Nolo.com has some great books on all kinds of legal subjects including being a new landlord. That would be a good start.
If you have a local real estate investors association, that would be another good source of relevant information.
Finding a good landlord tenant attorney is also a great idea.
I've been a landlord for almost 6 years now and am finally getting confidence and a good idea how to self manage. Im working on scaling now so I can outsource to a PM. Hope that helps!!

Who pays for pest control?
My tenant has a wasp nest which is obviously an issue. He asked for a gardener to remove it which I think is a bad idea.

Am I allowed to charge a deposit for an ESA animal? I allow small dogs and do not charge pet rent but had an applicant mention her ESA animal and am wondering how I handle that in a compliant manner.

When selecting potential tenants, what is the legal justification for not selecting tenants that meet criteria (in the event that there is more than one application that meets criteria and there only one single family home available)?

We have tenants that have been really great but we have not raised the rent in 2 years. They started renting in Covid lockdowns.
They now have a new baby and have been paying rent a few days late each month but within the non- penalty period.
After receiving the lease renewal and rental increase, they “needed time to think about it”.
The property is $300 under market. If they leave, how do people manage showings? Or does that happen after they move out?

@David P. Considering these tenants are super picky, I agree. Home Depot has some great sales on fridges.

@Anne Wang you can buy used appliances with a warranty from dealers that refurbish. They usually also offer repair services.
