@Kevin Romines the lack of HOA seems to be the issue. It doesn't need rehabbing. It's ready to go.

@Deborah Repaskey you stated a pattern of financial responsibility.
Typically, in my experience, 700+ might offer less of this issue. To your point, collections do not meet this criteria.
I’m also a landlord, and a new one at that, so I’d solicit more opinions. Do you have an attorney? Avvo is a great place to find one and they answer questions like this one.

I’m interested in buying a condo/duplex with no hoa but the agent says it must be cash only.
Why?
Are there other options? I have 15% down and am looking at doing a conventional loan.

I have a 3/2 ranch style home in Vancouver Washington. It’s a nice family neighborhood. Problem is I work most of the week in Seattle. I haven’t been able to find a job here.
I’m considering either putting it on Airbnb for the time that I’m gone, for the entire time, or leasing it out to a long-term tenant.
Anyone have pros and cons for these approaches?

@Jay Hinrichs I was thinking the same thing but I only have 1 rental and the young adults that rent it are very respectful.

And yes - the distance is the issue. They want a letter that either says I can work remote or that my job doesn’t care if I buy a home so far away.
As long as I continue to show up for work, I’m not sure why they get to decide for me.

I’m going to live there on the weekends and transition to a work at home job that was happening at the beginning of the sale and is up in the air now. My boyfriend and daughter will be there full time. I have more than enough income to justify a studio as well.
