@Blair Poelman I've never had a house actually inspected by an FHA inspector, but I remember that the requirements I read were pretty strict. It's good to know that FHA should never be discounted. Thanks!

Context: I'm new to foreclosure investing and inexperienced with repairs, but I'm about to bid on a duplex. I heard about it from a friend of mine. He has done flips before and is experienced with repairs. He is willing to team up with me, or act just as my realtor.
I am a beginner investor and a college student. If possible, I plan on living in it and renting out the other side. It needs some repairs so I will live in it while it gets repaired. I hope to put 5% down (FHA would be difficult for this property). I might be able to muster 10%.
My question: What is the best way to split a deal if I plan on living in the property and renting it out? I don't think I can afford the repairs all by myself, but I don't want to let this deal pass by. I also want the deal to be worth it for my partner. How should I suggest we split the deal?

I stopped in Vail, Colorado on my way to Utah. It's an incredible place. Someone on the bus was talking about real estate investing and I wondered what the market is like in Vail. Does anyone have experience there or know about its development?

I'm interested in multi-family as well. The market in Provo for multi-families is pretty hot so it's been difficult to find a GREAT deal. I'm looking for something to "house hack". (There are some good articles about this on BP)

Hey, David. I'm glad to see there are other Provo people here! I'm a newbie as well, interested primarily in rentals.
If you haven't already, set up your 'keyword alerts' to be notified when someone mentions Provo or Utah. That has helped me find other investors in the area.
When I meet someone from Provo I send a colleague request to keep in touch.
