Welcome! I'm from Utah too. I would agree that education is the most important thing. Read as much as you can even if you can't apply it all now. Read until you're comfortable and then go out and do something. Most people fall out in between the steps of learning and doing. I'm completely new too but I've learned that these are the most important things. I'm following this book list and I like it so far:

I'm fairly new to the site but I've already seen the immediate benefits of asking questions, answering others, and reaching out. Within two weeks I met a realtor who has found a great first property for me and we are making an offer tomorrow. Just be active and get to know people. Magic ensues.

I don't have direct access to the MLS, but I use trulia, zillow, and realtor. I've also used a great realtor. He has been the most useful.

The property is a SFR with a mother-in-law basement. It is listed at $180,000 and I plan on living in the basement while renting the main part for around $900 - $1000. It's in Provo, Utah. The prices are pretty high here for any investment property. I won't be making a positive cash flow while living there but I'll be paying a lot less than I would if I were renting from someone else. I'll be financing it with an FHA loan, as I don't have much money saved up. I hope that helps.

I'm a first time investor that has found his first property.
I have been browsing trulia, realtor, and zillow for a few weeks. I found a property I like. I connected with a realtor from Keller Williams Realty. He said banks can be hard to work with (and can take awhile) and recommended and connected me with a lender. The lender will call me tonight and after being pre-approved I plan to find a house with this realtor.
Am I missing anything? Should I be careful in trusting both the realtor and his suggested lender off the bat?
This is my first home and first real estate investment. I dont have money to lose and I just want to make sure I'm doing things right.
Are there any other steps I should take to make sure this investment goes as planned?

Spencer, I'm in the same exact boat you are. I'm a first time investor looking for a multi-family to live in and rent too. I've been looking for something in Provo/Orem that would give me some cash flow for the last two weeks. Almost every place I've found is above 220k and would be hard to squeeze money out of. I'm considering find a way to make some money from single families.
I'm eager to see what you find out. I have been looking for Provo guys doing the same thing I am so it would be great to meetup sometime with you and anyone else you know to talk real estate.

Thank you for all the help. I'm reading up on house hacking and the articles I found by searching 'multi-family'. @Paul Timmins I'm in Fayetteville right now--a little ways away. But it'd still be good to chat.
For those of you who started with little money, what would be your best advice if you had to start with a SFR?
