I don’t work on Sundays, but I was out and at it yesterday from around 8am till 5pm. I started the day out by meeting a mentor that owns about 80 properties and we went and delivered eviction notices and also went to a house to have it unlocked by a locksmith because an elderly tenant wasn’t responding. We found out from a neighbor that the tenant did pass away this week so we worked on reaching out to the family to start the process of them getting iut any belongings they wanted. Thankfully that happened while he was in the hospital and not alone in the house.

Later in the day I met with an inspector on two houses I’m trying to wholesale that the buyer sent out. The inspector was great and he knew of other cash buyers that he is setting up with that my buy other properties and gave me a lot of things to look for when inspecting a house.

Overall it was a great day and I am learning to network with everyone because you never know who can help your business. What did you do to help become a better investor? I feel like yesterday will bring value to my business sooner than later.

@Omar Barazi I have never been asked in 2 years of wholesaling full time and doing over a 100 deals.

What are the absolute deal stoppers for you? Some are completely against buying in flood zones. I’m interested in hearing other deal stoppers for you.

I would say mine would definitely be driving for dollars. For anyone who doesn’t know what that is, it’s driving around looking for distressed properties. Here are a few other ways I’ve been able to get wholesale deals this past year.

Direct mail

Cold calling list

Probate

Bandit signs

Car magnet

There are more ways besides what I’ve listed these are just what I have had success with. What’s working best fir you?

I've been wholesaling full time for 2 years and 1 month. I own 1 rental with a partner and have 3 rental houses under contract to purchase. My partner and I have a line of credit fir $200k and I am using a HELOC to pay fir repairs and then plan on using the BRRR method. What are you doing to scale and what methods are you using?

I have had a phenomenal year this, but to be honest I haven’t hit all my personal and business goals. Actually I don’t even remember all the goals I set. Maybe that’s the reason I didn’t hit them all and that will be corrected in 2021.

Some of the goals I did hit:

Got completely out of debt

Bought my first rental house

Some of the goals I didn’t hit:

Weight loss

Didn’t get 3 rentals

Didn’t scale to 20 wholesale deals per month
