Wade,

I am a big Dave Ramsey fan as well, but I don't agree with everything that he says. I believe as long as you are using the loan for a income producing debt and you don't over leverage then you should be in good shape. I do believe that you should pay cash for cars and other stuff and not have debt on stuff that is not producing income. That is my plan anyway.

I was quoted $85/ square foot here in Arkansas. I only asked one builder. That is great information it looks like I might need to keep looking to get the cost down.

I must say I am a little bit nervous, but really excited at the same time. My rental partner is also my wholesale business partner. We have been in business together one year this month. I am the more aggressive partner of the two while he is much more conservative. Are first rental that will close will be in Arbyrd, MO and are second is in Little Rock, AR. We are working with a line of credit to purchase and plan on refinancing to keep are line of credit open. Both of these are C class properties. We plan on managing these are self.

@mattLopez where ever you can find the best mentor to try to help you. I would get with a seasoned wholesaler and do whatever they asked of me to learn the process and then go out on your own at the pace you feel comfortable. They both seem to be competitive markets so it would probably pay to get some help with an experienced person in whatever market you choose.

Taking action and not worrying about trying to be perfect. We all make mistakes. We just have to learn from them and not repeat the same one and keep moving forward.

I would love to hear some insight from buyers about what they feel like wholesalers could do better. I have been wholesaling full time for about 20 months and continue to try and get better everyday. How do you feel when they price the property with a highest and best offer process? With only a certain period of time to make your offer.

If you could start all over what would you do differently as a landlord? We are in the process of getting our credit line approved so that my partner and I can purchase our first rental. We are looking to invest in the central Arkansas area. We are thinking of investing locally within 80 miles of my living area. Any advice from what to look for when purchasing and being a landlord would be appreciated. I have been wholesaling full time for about 20 months and my partner owns a mortgage company and has between 50 and 100 homes owner financed to customers.

I am getting ready to purchase my first rental by choice. I just sold a rental that was turned into a rental by circumstance. I am curious what makes some landlords a great fit for section 8 when others don't like it. Is it a bad idea to try to use section 8 as my rental? Are all areas good for section 8 or are there areas where some are better than others... Any advice would be very much appreciated.
