You can have a Lease  + a Delayed Sale & Purchase.

I coach people full-time and I think the biggest mistake is "to piss off a seller with the voicemail," 

I don't care if you use ringcentral or Google voice, a motivated seller when they call needs a professional to listen to them. 

If you're too busy to answer the phone when a. motivated seller calls off your marketing that you spent thousands of dollars to make the phone ring , I think you're being foolish

Look into Patlive.com

They've been around the longest

Also I don't like the Philippines people talking to my motivated seller leads

Now tenant  buyer prospects that are looking for my lease to own homes I'll use voicemail

I work in options leases, installment sales, private lending, joint venture partnering, slipping, subject to, wraparound mortgages land contracts

I focus on expired listings were sellers have hard time selling for some reason, either the house needs repair or behind on payments,  or the sellers situation ie divorce, loss of job, probate, irs, etc

Gary Johnston - Notes and Teaching the HP 12C Calculator

I have invested well over 2-3 K per year on seminars, so $2K x 30 = $60K...

So do realtors, loan originators, CPAs, financial planners, etc.

I would search Rich dad poor dad coaching here on BiggerPockets there's thousands of posts about people that of been to Free and Paid coaching

I'm a coach myself and I have had people that have not been happy

Understand that the people talking to you in a seminar are very skilled at getting your emotions up

you can buy it on a wrap from the seller which is common in Texas and now you're on title

Then you can rented out as a landlord or sell it on a wrap

The subject to purchase from the seller is risky if the loan gets called

At least the wrap the seller knows that his long will stay in place

I would learn from @John Jackson

Texas about lease options before making an opinion whether they're good or not
