I am in Columbus, OH and we do not have the best crime rate either. I have lived here for 8 years and I feel safe but I am also an athletic male with a 105 pound dog. If you stay in the right areas you will be fine.

@Richard Miller jr There are pros and cons to out-of-state investing. I started investing in my city of Columbus, Ohio. I got lucky because it turned out to be a great market. If you plan to invest out-of-state then the most important thing to do is develop a great team before you get started. You will need a Realtor, Property Manager, and Contractor.

@Daniel Mendez I started investing in real estate two years ago shortly after I graduated college. My roommate and I took turns house hacking multifamily. I then got laid off of JPMorgan and went full time into real estate. We are up to 10 doors in Old North Columbus and I just submitted a cash offer for a quad in Franklinton. Our current monthly net income is $3,500. Let me know if you want to connect.

@Timothy Casallas you should look at Columbus, Ohio. Our projected population growth is positive while Cleveland's is negative.

@Adam Feick That is how I interpret that law. I never collect over one month's rent as a security deposit.

When are the best and worst times to cold call for off-market deals in Columbus, Ohio? I am an agent, property manager, and investor in Columbus, Ohio. During my spare time, I like to cold call 4+ units in the area.  My girlfriend does not think I should be cold calling right now (Sunday at 5:40 pm). I figured I would reach out and ask you guys when you think the best times are.
