Does anyone know where I can find the following:

Average monthly or quarterly rents, by state, going back as far as possible (hopefully 1978).

I have found so far the following:

http://www.huduser.org/portal/datasets/fmr.html

Which gives annual rents by state going back only a couple of years, and then by Metro area going back to the year 2000.

I've been seeing a big inflow of properties in the marketplace and looking at the price history, it looks like most of the state has had a steady decline since 2006.

Are there cities in Ohio, like Toledo, which will be forgotten by job creators and renters, like Detroit?

Learning how to judge deals and act quickly is one of the advantages of being more focused. Acting quick will let you grow your business faster. That being said, if a deal comes along that you think is just amazing, and won't cause your more "focused" business practice suffer, in terms of time or money, then you should go for it by all means. If you don't want to be a landlord, nor manage flips, yet you find great opportunities, consider getting those properties under contract and selling them to other investors. You may spend less time but make good money, giving you a larger net utility aka MONEY.

that is the same book that the ucla course is using, also Harvard's program is not online. I need something online.

I'm looking for a course to help with real estate investment analysis, for commercial properties and residential buy&hold and flips. Ideally the course will provide tools that I can take with me when presenting deals to clients. Probably the most important thing is to have a teacher with real world experience. OK if this is 100% online and not interactive, but I prefer something with feedback.

Here are 2 that I have found so far, any other recommendations?

Property needs new septic, I have the septic inspection from the Trumbull County. I am working on getting a soil inspection done, followed by a septic installation estimate.

If you are a wholesaler, you should know some investors. See if they want to do a partnership with you to buy the house. Yes, banks care about your credit, find out if you qualify for a loan so you can buy it yourself. Read a lot more, BP members have talked about these issues in great detail on the forum, blog, and in articles.
