I just dropped my first postcard (WOOT!!!) to absentee buyers last week. How long do you wait before you drop something else? After reading more I think I'll do a true yellow letter next time.

Hi Marcel! I am no expert but I am doing the exact same thing as you, and I will tell you I plan to stick with the same absentee list. I am a marketer, and you have to hit people many, many times to get them to bite. I had lunch with another investor the other day and he told me look, if YOU are mailing to them, someone else is mailing to them, too, it just matters whose card they pick up in that emotional moment when they chose to make the call. I think the magic number has been said to say 7. Now, obviously I'm an optimist and hope to hit way before that (ahahaa) but don't switch around. Stick with your plan!

I found it a little confusing at first but I followed a tutorial I found on here. I only had about $150 so my list is fairly small, maybe 400 people? So far nothing but it's only been a couple of day!

I'm a social media marketer by trade, so it makes sense to me to use it for real estate investing. Most of what I see on Facebook seems pretty helpful, a lot of real estate groups and people networking. On Instagram, I see a lot of people posting pics of their projects, or inspirational quotes, and I can get a lot of "likes" but it's mostly people from all over the world, not local...even though I tag appropriately. What are people using, besides Facebook, that is producing good networking? And who is blogging successfully?

I think I'm at a good place, I am just dropping my first postcard mailer to absentee owners and I almost have a completed website. I've got a list of cash buyers, but I still always hear that having a mentor is the way to go. Would anyone be interested?
