I have looked into quickbooks @Ned Carey and its probably something I will do. As far as leads I recently learned about podio from @Arash A. that I will start using too.

Hello BP,
Is there any specific software that the community would recommend for keeping track of business expenses? Put a lot into marketing over the last month and I want to start tracking it for numerous reason before it gets out of control.
I figure I could do an excel worksheet but thought maybe a software program would be more efficient.

I agree @Chris Boyd 198 isn't much. My strategy with these is the narrowed down pre-foreclosure and absentee out of state home owners will be a good starting point.

@Chris Erwin yes that's my goal. I do not have a "list" however, I have resources to find cash buyers. I have read a lot about which comes first, the egg or the chicken concept. For me, I agree with the philosophy of finding the deal first, then finding a buyer. I think by doing these buyers will take me more seriously and after we build that trust I will eventually have 3-5 consistent buyers and be able to target their niche property better.

Okay so after a ton of research on wholesaling I bought my first list. I went with absentee out of state homeowners going through pre-foreclosure. The list is nothing big, I targeted my farming area and narrowed it down to motivated sellers, it's 198 contacts. Something to get my feet wet and adjust from there. So my question is whats my best method to hit them? I was planning on printing my own postcards and mailing them out, then ran into click2mail and feel a little analysis paralysis coming on. Any suggestions on cost effective methods for a newbie to target my market? Thanks

Quick tip for the newbies (newer than me at least haha)
Market yourself!!!
I read and read all day, listened to multiple podcasts, read the Ultimate Beginner's Guide to Real Estate Investing but what made me take the leap was starting to market myself. I set up a headshot, started a website and made some business cards and have already seen an improvement of my networking. I went from ZERO to my name now being associated with an REI. I am in no way saying I'm an investor I haven't even made a legit deal in years, 1 under my belt by accident in 2012, but people know now, they now my business and are asking me questions and inquiring.
Like @Brandon Turner and @Joshua Dorkin say all the time, just make the leap and don't have paralysis anaylisis.
