I'm reading through this post and seeing all the suggestions. How the market place is not utilized correctly by those posting property for sale etc. So my question.
Can you post examples of a properly marketed home or property for sale and what makes the chosen marketing correct or effective.

What kind of loan programs are you using for off shore investors? I have a few different investors that have asked specifically for a non-recourse loan product. Looking to see what the BiggerPockets community has to say about this.

Austin, your plan is solid. No time like the present to get started. What steps have you taken so far? I suggest getting preapproved through an investor friendly lender. Next identify the area you are interested in investing. Then its time to find the deal.

Assuming you want to stay in SFR. I would say going with a portfolio loan and keep growing. From my point of view owning 30 homes at a bit higher interest rate is better then moving to all cash buying, or waiting to buy till you have houses paid off and staying at 10 houses for a while.
Sounds like you have enough equity to move up to multifamily. But that doesn't mean it meets your investing criteria.
