@Bill Gulley

     I agree with you with " if you throw enough money at it ", but I only mentioned landlocked because if your just starting out and wanting to flip it quick you may have an issue with time and money you were not counting on.

I solved it by using "easement by necessity" on adjoining property owner it was easier than dealing with the corps as my pockets haven't grown much yet. ;-)

     Any property that is landlocked (  That nice road in front of new property may surprise you )    and fences mean nothing .

 Corp of engineers may not allow easements for driveways across them

   I talked RE everyday for a while ,my wife thought I was obsessed and wanted me to Shut up about it .So  quit talking and I bought two properties at a nice bargain price , the best of the two I was offered $20,000 then up to $28,000 above what I paid in the first week .all I had done to it was a load of gravel, a gate, and change locks.

        Looks like Masonite hardboard siding I have replaced sections and sheets of it with out problems there are usually afew rotten sections that need replaced.

I wouldn't redo very much unless I got a great deal on the MH

 @Matthew B. Blue/green algae can cause that

Copper fungicide is in lawn and garden at lowes or Home Depot

Copper sulfate works
