Defy extreme wood stain seems to hold up ok in my area I'm one state over.

I would let the new wood season before application

     I don't know how property taxes are in michigan but here I once purchased 4 lots with a MH on them and come to find out taxes had been paid on land but never on trailer with penaltys it can be a surprise of several thousand. here trailer has a title like a car. And to get it transferred into my name had to pay back taxes (lesson I learned hard way)

   I had a scrapper haul off most of two I had some insulation and other scrap to take care of

Usually in most areas you can go to the county's web site and look it up by address and you will get name. 

Maryland does it this way  Http://www.dat.state.md.us/sdatweb/real.html

    I think many like the idea but aren't willing to change their lifestyle a little and get off their butts and spend a little time doing something new (I know a few who have the money and it's not fear )

it's easier to just talk about it, or sit in front of TV or Computer

I baking soda on carpets or carpet freshener with baking soda leave it on a day or two

Plain vinager to wipe over surfaces and set out some in a bowl in funky closets

You can wash drapes curtains in two cups of it after you dry them it don't smell

Also worked on several coats I left in an unused closet  used two cups and it removed musty smell.

I put a plunger under sink and I have supplied a small spring type drain auger they are about $15 

Usually first time I show them how to use it after that they are on their own (I will ask them if they are having anymore problems )

 I know of two deals  troubled youth and  state was using corp property and couldn't renew lease  the state needed a place they willing to do all updates but want long term

At the Habitat for humanity's around here I usually get most things for half of their asking price. Some of the caulking may be bad so check tubes ,only got bad paint once it was curdled.Have gotten cabinets ,tools ,doors,  tile. You never know what they will get donated to them .
