@Richard C.    Your answer of winter and cash was great!  I do the same only with boats 

I had no idea what a high DOM house was I need to learn the lingo

Just wondering how long it took for you you purchase your first property 

   For me  it started while flipping channels on dish one night and a guru make a zillion bucks overnight Infomercial was on (I didn't buy the zillionaire program)but I thought couldn't be to hard so I looked  online at property's  on land watch and afew other places .

Next day  talked about it with my wife  then drove and checked out property's and had lots of phone conversations  (found that many realtors don't bother to return calls)

and many of the FSBO must have gold nuggets and lots of valuable gems scattered barely under the surface of their lots going by prices.

   I had a vague idea of actual property values. Lol     72 days later paid cash

It was a single family at a nearby lake I bought it for the value of the lots fire was in a bedroom, damaged exterior wall part of hall and bath

We went with adding a nice rock fireplace for looks  possible smell and 

I had ran across a nice insert with brass trimmed glass doors super cheap

So it was used on the only fire job we did 

just like Steven S mentioned (we thought we could still smelled smoke and the fireplace would be a natural cause)

I would mention that I had the letters and see if he wanted them.

I have offered or returned items in the past most folks are surprised 

only ran across one nut who had rented a place 30 plus years before from a couple we got it from.

They had stored a lot of stuff in the attic 

I was warned she would be a problem and to keep what I wanted and trash the rest but I insisted on returning the stuff so I called and I hauled the boxes and luggage to her 

 She started with calling me a thief,actually called the cops in the small town saying I robbed her 

That I kept antiques coins other junk(cop got a kick out of it and said I shouldn't have gave her anything back)her husband said that they had forgotten about the junk

  She told people in the area I was a crook for awhile  lol 

Later she went to realtor school and offered to help me find property

Parts-hvac.com shows one for $48 dollars
