I am so sorry that this has happened. For the future, there are so many people here on BP that will help you get started or even give you advanced type of information for free. All it takes is becoming collegues with them and asking a few questions. You paying for lunch or dinner should get an hour of "free" information. No one on this website should have to pay anyone a mentor fee or go to any classes because there is so much information here. 

I have had several people call me up, take me to lunch and ask a 1000 questions. I know that they would have paid thousands to take a class of the info that i give out for free. After the lunch, some people never call back and do nothing with real estate. Some take the advice and start doing something. I am always here for questions. I think there are so many people also who will answer questions without charging. I have even met people out at properties because they want to know if they have a deal.

Reach out, there are many people here that are willing to help now and in the future including me.

Please dont get me wrong, the material is probably good. I have heard nothing but great things about her. I think the whole sales pitch is the class on saturday. They will be trying to get you to go. 

The big REIAs should be used for the networking capability. Get out of your shell and talk with 3 to 5 people at each meeting. Tell them what you do and find out what they do. 5 new instant friends that you can talk with and share ideas. Ask how they are finding deals, tell them how you are looking for deals. Sharing information is the whole point of networking.

I would say PASS. You really have to buy investment property from someone who is more than just a little motivated. From the numbers you gave, they are not motivated. There should be an underlying issue that is causing them to sell at a discount or with some terms. If that property had a mortgage that you could take over or if the seller was willing to owner finance with only a few thousand down, I would say, its a deal. But to put down 25%(almost 30k) plus closing costs is way too much cash to put out.

I tell people all the time, "Act like you are broke, but want to get into real estate investing even if you have money"  You have to try to find ways to get into the deal without going the traditional route and spending 35k. 

And yes I do have a group that will meet next WEDNESDAY, February 10th. Come out and network. no fees, no reservations, no class to take for $399.97.

I am a member of SAREIA and will be at the meeting tomorrow. I will not be paying for a seminar over the weekend. Her information is good, but you can get all the same information from another Investor here on BP just by taking him to lunch. He will not have a pretty notebook or folder or fancy materials, but it is just as good investment advice from someone who is rehabbing.

Don't get taken in by the hype. If you do you will be spending hundreds of dollars every weekend on some sort of seminar from all kinds of people.
