I'd say look at North Katy.  The prices versus the rents in Cinco Ranch for example don't make a lot of sense unless you are banking on good appreciation going forward.

My first deal was a single family house in Cinco Ranch and it is has been a 4-5% annuity for me with random headaches.  So not at all a good deal. 

Glad to see someone who has really through something and soliciting feedback/mentorship.  That's wise and I never particularly bothered with that until midway through my real estate investing career, which was a mistake because I ended up making mistakes early on that I would've never ever made with mentorship.  

Lesson here apparently is not which contractor, but in fact, it's all of them.  Very profound.
