@Victor Smith I also just moved to a brokerage and recently went through the process of finding someone to work for. 

It's interesting to see all the different programs that are out there, however one drawback I didn't like was that ability to have the full support from your office (i.e DB and MBs). I interviewed at multiple and they all had what seemed to be good programs, but afterwards who knows where the support will be.

Luckily I was able to find a brokerage that allows for practically no fees. They supply all or most of your materials to get started. They also stay with you and coach you through your first couple of deals.

It's interesting to hear all the new proposals floating around in Seattle. Its become so difficult to become a landlord nowadays with all the new regulations. How did you get started buying properties in the Midwest?

As long as the unit is properly sealed I don't think it would be too big of an issue. However, one thing that might help, is that since they're only asking for 2 weeks, have them leave it on but possibly subsidize a portion of their utility costs for helping to ensure the unit stays in good condition. Plus, if they're in the process of moving out, I'm sure they will be occupying it for some time while they move and I don't really know of anyone who likes being in a hot stuffy room.

@Marcia Maynard If however, he wanted to get a puppy to become a service animal, do you think it would be ok to have them sign an additional pet addendum requiring rent up to the point it becomes a registered service animal? Since anytime before that, they are just considered a pet?

@Marcia Maynard thanks for the reply! How will I know that the documentation he provides is real? I was looking around it's quite common to buy documentation online. Would it be easier to spot if it was a local professional in the area? Can I call to verify it's authenticity?

He was originally talking about getting a service animal for PTSD and not an ESA. If that were the case I could still abide by charging him pet rent as it's not a ESA or a certified service animal if he's getting it as a puppy. 

If and when he does leave do you have any recommendations as to what I could put in the agreement to where he shall need to pay to have the house cleaned or carpets replaced, etc, etc if there are clear signs of use from a dog?

@Kim Meredith Hampton it was my understanding that you can't charge them once they're a service animals. However if he is getting it as a puppy and isn't trained yet then it's still considered a pet and not a service animal thereby allowing me to charge pet rent?

@Account Closed any particular reason you don't like dogs in your homes? Besides the normal wear and tear? He's looking at getting a smaller dog but obviously, wear and tear as well as taking proper care of it is a concern.

@Thomas S.  He's been in the house a year now and now that he has re-signed, is now bringing it up. Technically he doesn't have a physical disability thereby not warranting a true service dog but could also qualify as a service animal. A companion animal from my understanding has a pretty broad reach so even something like a rabbit could qualify. What are your thoughts on denying the dog and possible requesting something else?

Hi everyone,

I have a renter currently that says he is wanting to get a dog for service purposes to treat PTSD. However, he states that he wants to get it as a puppy and put it through training to become a service animal. 

I know that service animals and companions can't be charged pet rent but what about this case? If he is going to put it through training, it can typically take up to a year or longer. Since it is technically not a service animal yet can I charge pet rent for any potential damages that might occur while it's still being puppy trained?

I just want to be able to protect myself from damages while it's still learning to be this way.
