Go to your local REIA or Meetup and ask for referrals or see if there are any vendors there. I've also heard of people showing up at Home Depot at 6:00 am and see which contractors are there. They're the most dedicated so ask them if they're looking for more work. I haven't tried that one but I've heard it is effective. You can also just look on Angies List or Indeed and then try the person out. In those cases, I wuold definitely start them on a smaller project and not make the final payment until everything is done.

The inspection period is a negotiable item. Generally it's 10 days but in this market, it's so hot that many buyers are waiving the inspection period which basically means the earnest money you put down is immediately "hard" and you would have to forfeit it if you walk. You could still make an offer with an inspection period but it will likely be rejected given what the agent said and the reality of this market.

If you can't find an end buyer you either need to renegotiate and lower the price/extend the close or lose your option and hand over the earnest money. You should be honest with the seller about what you're doing so they know it's not 100% that you'll be able to close. You'll lose some deals this way, but it will make it easier when if you can't close and it's just the right thing to do to be honest.
