I found a multifamily property on Craigslist FSBO. I didn't have an agent and neither did the seller. We figured out all the deal terms on the phone (including seller-financing) and then we brought the lawyers in. Once the PA was accepted I brought the inspectors in and we closed on the property — easy peasy!

WAY easier than bringing a bunch more people into the deal.

Thanks!  I agree, keep everything clear and concise. 

I’ll definitely take a look at the Nolo contracts.  I may end up creating my own using a combination of my lawyer contract and the Nolo contract, just to make sure I cover everything.

Thanks - the one my attorney suggested is full of legaleze and it really difficult to read.  I'm looking for something simpler but covers all the bases. I agree everything needs to be written out - I definitely wouldn't want to get caught with my proverbial pants down :)

I also decided to have a set of "House Rules" in addition to the lease.  The Rules cover parking, pets, smoking, etc.

Hi there,

I need to get my tenants under a month-to-month lease.  I reached out to my attorney but the form they sent is way too verbose and long.

Is there a simple customizable month-a-month lease you've worked with that you can recommend?  Not sure if it matters, but the tenants are in CT.

Hi there,

I have a tenant with two pitbulls.  The tenant was in the building when I bought it (I've owned the building for 2 months) and he claims to have an insurance policy covering them.

My insurance company is saying they'll drop my policy on the building if the pitbulls are there even with the tenant's insurance policy.

The dogs are very sweet but the tenant lets them run free and they often go into the neighboring property, resulting in 4 malicious animal violations from animal control in the past year.

Any thoughts on how I should handle?  Should I give the tenant 30 days notice to get rid of the dogs or move?  I really don't want the liability, but is there any other solution?

@Gary John Nice to meet you.  Welcome to BP!  I used to live in San Diego, but lost my shirt in the crash of '06 LOL.  Good luck man -- SD is a beautiful place!

@Cody L. Congratulations man!  I just bought a 7-unit apartment building in Connecticut and I'm hooked.  I want to get to 200 as quickly as possible....can't even imagine 1,000!

It sounds like the same guy. Messenger was how Bryan Chambers contacted me. I can't say for sure whether it was a scam or not (I passed on working with him) but if you decide to work with him please be careful and do your diligence before sending him his requested origination fee.
