This is a perfect time for you to study. I know you have your coursework to worry about, but (I'm assuming here, based on my college experience) you probably have less urgency at this moment for substantial income. Sometimes, people jump in without a proper educational foundation (I wonder who I could be talking about!) and later find themselves digging out of pretty much an unnecessary hole. Study now, and when you graduate, you should have good knowledge to jump in. Also, not having to worry any longer about course work could help. Lot's of people can do both efficiently at the same time, and I commend them, but you will need a lot of focus when you first start investing.

Another question. I have a local cousin who is the manager of his own brokerage. He often works with investors and has been one himself. He's busy, but if he has time, I know he wouldn't mind helping me. I'd pay him, of course. Do you think I should consider that as an option, or do you think I should just use a lawyer like you said in the first place?

Hello,
I and a seller just completed a purchase agreement for a property I intend to buy cash. However, this is the first time neither party (me, or the seller) is using a broker to help. I'm contingent on clear title and not much else. I'm paying ALL closing costs.
Do I just take the purchase agreement to a title company and they will assist me from here? Basically, I'm wondering what my next step is. I'm new to this, so any help is much appreciated.
