BP Members..I'm looking to establish a solid NJ Fix & Flip Team consisting of Realtors, Contractors, Title Companies, Attorney, UST search providers, Inspectors, Wholesalers, and other investors looking to collaborate.

Mind you I am not starting from scratch.  Just started up my NJ business recently and am therefore looking to expand my network. I have been investing in PA rentals over the last 4 years and have accumulated 40+ rental units. Still expanding there, but am looking to shift more funds towards NJ flip projects. My PA business is starting to manage itself at this point. Now looking to establish a Fix & Flip compliment in NJ.

I am looking collaborate, form partnerships, split profits, and develop long-term consistency. 

What do I bring: FUNDS, EXPERIENCE, and PROJECT MANAGEMENT SKILLS.

I network tons, attend REAs whenever possible, and always look to help other before receiving. Very good at calculate spreads, creating presentations, pro formas, soliciting lenders, developing relationships,..

What I don't bring: MUCH TIME. 

I'm business owner who is expanding aside from real estate.

Congrats on getting started! You are definitely on the right track. Just keep networking, learning, and taking the actions you are taking. As with businesses, don't expect to profit right off the bat. But you are making strides in taking your actions. Try teaming up with someone in your area that  is knowledgeable. Do you have real estate groups near you? If so, join them and keep grinding.. Plenty of articles here on all the actions you just mentioned.

I use list source and target multis, 5+ years residence, 60% equity, non owner occupied, a couple of other markers a cant think of off-hand. Postcards. With that said, I get close to 10% response most of the time. Friendly people willing to talk. Compare that to New Jersey where you'll get 1% response and people yelling at you! But my area of interest lacks good management companies and the type of economics Jersey has. Either way, I buy for myself and would struggle to wholesale a bit because the values haven't increase much and usually hard to leave much on the bone to do so.

Either way, keep at it and learn. You do that and eventually it'll turn!

You just have to experiment a bit and see, but as has been said, generally 7 touches or so needed to close the majority. I would just down select the potentials and keep mailing monthly while putting in a new list and starting the sequence again.

DM is a patient LONG game. Just keep building your funnel, tightening your systems, and it'll turn at some point and start snowballing if you are consistent. At the very least, you are learning and building up your experience.

@Bob B. Utilities were on. We do have a good move-in inspection and thorough lease. But I will look into adding prices for such repairs upfront

This seems to be a reoccurring topic for me, so wanted to know how other people deal with it.... The tenant moving out leaves old items in the frig which winds up accumulating mold in the freezer and/or main compartment. I typically have cleaners come in and remove the mold. Then charge the tenant for the cleaning. Is this typical? Does anyone take this to the point of labeling it a health liability issue and completely remove the frig? Any thought greatly appreciated.
