No, not employees. Sub contracted for several projects now. We started falling behind a bit recently and there’s been a lot of finger pointing between the lead and workers. Aside from showing up unannounced, I’m just trying to see what electronically is available.

All,
Does anyone use any type of employee tracking on a job site?
I have out of state rehab projects ongoing and want a timesheet-type tracker to know when the workers are on site and where they are (GPS type). I found TSHeets online, which offers digital punchclock and gps tracking.
Any other suggestions? Just started searching, but figured I'd ask.

Very true and thanks for the input. I told the tenant that her husband will not be accepted and gave her the option to move out and break the lease. Also putting up surveillance cameras and signs to avoid any further issues and deter anything else from possibly starting.

Still collecting details, but appears he was convicted and pleaded guilty for possession and intent to sell. I had this property under a management company and wound up evicting a tenant selling drugs. So not looking to repeat. Have the visitor clause as well.
My thing is how do I prove he stays there if she decides to stay? It would mainly be speculation on my part.

I have a good, qualified tenant who has her husband wanting to move in. Her husband however has a criminal past and does not pass our screening process. She has recently moved in about 3 month ago.
How would you address? My initial thoughts are to tell her he does not qualify and is not allowed to move in. But how can I really enforce in the long run? She can simply say ok and have him there quietly.
Any thoughts here?
1 year lease.

Ming, your strategy should be to show them a clear plan of what you want to do and how it will benefit them. As long as your a long term partner, anyone will see the benefit if it’s mutual. Just be patient and stick to your needs, and make sure you fill theirs as well. May take a while to find the right one, but you’ll find them.

Does sound like a foreign unicorn... Your best bet for private money is to do a couple of traditional deals, put a portfolio together, and then reach out to family. All the while your traditional hard money guy will give you better rates as you prove yourself.

Definitely get the paperwork you are requesting. Don’t compromise there. Anyone including family referred can sue with any issues or disagreements. If the city request paperwork midterm, that would be your fine as well.
How that helps man. Contractors with good paperwork are worth the cost.
