Just out of curiosity, how many letters, PC's, etc. did he send out to get 85 calls?  Is that a normal ratio?

Once again, thanks for the updates!  I'm curious about your use of bandit signs.  They seem to have a bad reputation in some circles, but no one argues their effectiveness.  If you wouldn't mind sharing:

1) Do you have professionally printed signs or are they handwritten?

2) Do you pull permits from the city?  Is that required in your location?  Have you ever received a citation?

3) How often do you have to replace them due to theft or being thrown away?

@Chad Adams  I wanted around 20 units free and clear to fund my retirement, but I wasn't sure how to get from here (no investment properties) to there.  After listening to 25+ BP podcasts (and counting) and reading several BP threads/blogs I believe free and clear rental properties - because I'm Dave Ramsey-like conservative - is only one possible revenue stream when it comes to investment properties. 

I'm keeping my options open to flipping, owner financing, and buying and selling of notes...just to name a few strategies. 

Welcome to BP @Nana K. !  I know what you mean by "black hole".  I seem to get on the read blog after blog, thread after thread.  It' almost like Facebook (as far as how quickly time goes by), only I'm learning something instead of just creeping on peoples pages - lol!

Hi @Chad Adams and welcome to BP.  I have very similar, long term goals as you.  Although, the longer I'm on BP the more my long and short term plans are evolving!
