@Account Closed with the IRA being self directed you choose how agressive or conservative you want your invesmtent to be. Right now I don't see nay factors pointing to a slow down and for that reason I am confident in using self directed IRA funds for real estate. Should the market shift I would also shift my IRA investments to a more conservative investment.
It is definitely a personal decision and everyone has their own comfort levels.
@Ali Hashemi I would be more inclined to purchase a property with out financing if I am using the funds from an IRA. As leveraging the IRA with a loan will increase risk. I would be more inclined to leverage other funds instead of my retirement funds. However, buying a buy and hold property for $100k - $125k with the retirement funds and no debt service in a highly appreciating market like Vegas is very appealing to me right now.

We are setup to have our best year ever in Vegas for 2018! So much economic growth, shortage of inventory, and demand through the roof.
In regard to strategies, I agree given the factors above flips are very hard to find right now unless you are buying from off market buyers. We have seen a lot of investors do a hybrid of buy and hold and flip. Meaning they speculate and capture some short term appreciate of 6 months to a year and then do their flip. This allows them to pay more than they normally would for the property to win the bidding wars, capture positive cash flow in the meantime, and the add more equity by rehabbing, then sell.

I agree the down turn is coming....but not for a while....2018 is setup to be our best year ever....fingers crossed fro more income and lower taxes next year!
But to answer your question don;t get caught with your hand in the cookie jar. Meaning don't over leverage yourself when the slowdown comes. Leveraging is fine until the market goes south. At the first sign of a down turn I would consolidate your properties and make sure the ones you are holding on to have positive cash flow and are able to be held until the market comes back again. It is much easier to hold a property that is creating positive cash flow monthly than it is to have an over leverage property with debt service that creates negative cash flow.

A financial planner can better advise on this, but why not look into converting your 401k to a self directed IRA. Then purchase the investment as the IRA being the buyer. You will not be able to put the profits in your pocket without penalty as you would need to put all the funds back into the IRA at the end of the deal but it is a nice way to build a retirement nest egg without paying the penanlties and still differing the taxes.

@Alvin Goo returns vary on area and property type. Many times properties that pencil out with higher returns are because they are in less desirable areas. These areas tend to have higher vacancies, crime, higher vandalism etc which will lower the actual returns. The opposite is also true, if you are in an area that has less crime, less vacancies, and less susceptible to vandalism then the lower returns on paper usually hold up at the end of the year.
