Is it me or are all of the MA investors here from north shore or western Massachusetts? I'm in a Southern MA. Is this just a bad area for investing?

I wonder though.. What if you only want a RE license for access to MLS to find your own deals and aren't interested in working for a broker as a seller? Do people do that?

Section 8 has a real stigma to it in my area. (Southeast Massachusetts) it's generally excepted that section 8 tenants are C class tenants at best. One really has to weigh the benefits of a steady, somewhat guaranteed rental stream against the headaches and stresses that inevitably come with the babysitting these tenants to make sure they are not destroying your property. Then there are those section 8 tenants who don't want to get kicked off the program and so are pretty good tenants. It's really hit and miss and all you can do is screen screen screen and even that is no guarantee. None of this is to suggest that there aren't good people who would make excellent tenants that happen to be on section 8. If you can find them you're golden.

It seems many people use flips for the quick cash out and use the money to purchase rentals. It reminds me of when I spoke to the broker that set up my 401(k) and him telling me the difference between more aggressive stocks versus more steady and long-term investments. A lot of that strategy had to do with my current age.
Factoring age in now, I'm wondering if two or three multifamily rentals over the next 3 to 5 years (trying to be realistic) will really get me that much closer to the financial independence I'm looking for out of real estate. I know it's a start which already puts me further along, if I achieve it, then people who never get started. It just seems that leasing in a flip or two can accelerate the process. Of course that is if you do it right and make money.

Thanks Shawn Thom for you opinion. Television shows like "flip or flop" or "flipping Boston" make it look easy and glamorous and always profitable. I'm well aware that in real life you can't just edit out the headaches and stresses and risk.
Enough cash flow to comfortably support my family and retire on is definitely my goal. I'm 48 years old and I am afraid I don't have enough time to get to that place. I'm really trying to map out the shortest route possible but it seems there are no definite shorter routes. Everyone has a different story.

How can you predict what it will be worth 3-5 years from now? We have a new administration coming in 2017. That alone could change things drastically
