Thank you Joe Villeneuve That's the easiest explanation to understand yet. I know you guys that have been doing this for a while probably get sick of having to dumb it down so often for us newbs but it's so appreciated when you take the time to do so.

Thanks Joshua D. and Matt Motil for your explanations. Admittedly I'm going to have to read them a few times to get it. Simple 10% calculations I can hang with but the second year calcs and cap rates and all that... I'm like a dear in headlights. Got a lot more studying to do I guess

So I've read that you divide the yearly rent by the down payment or cash in the deal? Is that close to right? So if I have a 3plex and I occupy 1 of the units, how do I calculate COC? I did a search and really couldn't find the answer to this in the forums that I understand

My goodness do I live in the wrong area! If I found a house for 58k it would be needing far more than 25k worth of repair. Good for you

Jorge Perez when you have time, I would love to hear about your experience purchasing that multi as it's exactly what my fiancé and are planning to do soon. Was it a rehab, what type of loan, cap rate, cash flow...anything and everything you'd like to share would be appreciated. BTW when you address a message to someone start by typing @ and then their name with no spaces and you should see the name turn to an actual link. That way I'll be notified when you reply to me. Have a great day.

Todd Higgins your heading sounds like an addict group introduction. LOL Glad someone is having fun though. Isn't that the goal.
