Nicholas Davila I do excavation and road work in New B. I don't know them all but I am familiar with many contractors there. All good guys but they are busy. IMHO you need to cultivate relationships with as many as you can because none that I know are able to run right to you when you want them to. And realize these guys are in the business to make money. If they bid a job for you they have no idea when your next job will be so there's not going to be any break in price for bulk. Those relationships are cultivated over many many years and jobs and I don't know any REIs in this area who can keep a contractor going exclusively. Long/short.. Form your relationship by paying these guys well and on time and they'll remember you next time you call. Good luck!! If you can, tell us about your experience purchasing your 4 fam.

In Massachusetts it takes more than an email stating you've been released from a lease. Don't know bout your state. There are legal obligations and proper paperwork that need to be filed. You should be careful what you put in writing via email or otherwise as it could come back to bite you. In any case the professional approach is always the best. Agreed the tenant seems like more trouble that they're worth but stay calm and do things right.

We've been looking online at multi-fam listings in New Bedford, MA for months. Sellers are either asking way too much or the property is in a horrible area or in horrid condition... We could maybe make numbers work if we were able to rent all units but we're looking to owner occupy and we don't want to get involved with huge rehabs right now. ~frustrated~

I asked a similar question recently and the bulk of responses were that it should be a red flag. My Q: would be, what is the relationship between the tenants and current owner? Why are they being so uncooperative?

Thank you Douglas Snook I will. I'm curious what typical terms look like, are they similar to what a bank would offer or would the seller expect short term higher rate? Also what does the contract look like? What would be the process of converting to an FHA loan? Is there a pre-payment penalty? Like I said... Lots of questions I guess bottom line is.. Is it a smart and safe option for me?

Can anyone recommend a good mortgage lawyer in SE Massachusetts? I'm in the New Bedford area I have a seller offering me seller financing and as this will be my first deal ever I have tons of questions about it.

@Mike Wood1 unit is 1BR = $775  the second unit is a second floor w/cottage set-up on third floor. larger unit obviously with 3 BRs.  Once I moved out I'd be renting that somewhere close to $1100 mo.

section 8 was a surprise to me in this area actually. Her handicap being the variable I'm sure. I live around the corner from this property currently and we're all owner occupied homes, some SFR some Duplexes and a few Triplexes
