Loopnet or search your favorite MLS site and select multi or apartments. You can try auction.com as well, but it is just foreclosures.

I've mostly focused on Raleigh and the Triangle area so far, I have capital ready to go but cost there have soared lately, I'd have to go almost all in on one property. I've been looking at Spring Lake/Fayettnam as of late, I would like to do Multi's, but the only inventory on loopnet is moldy hurricane damage. 

I don't know the area overly well as I work on Pope and go through Spring Lake. Most of what I've seen for Fayetteville is C class at best. I'll probably start going out of my way to drive it after I get back from TDY in Feb

I've seen this twice, once as the person living in the apt and the other when my Dad rented his duplex out to construction workers. 

GM often will rent blocks of homes/multi's out for workers or interns, often using small/unknown companies so LL or PM don't jack up the prince knowing it is GM. We were college students and took care of the place. 

The duplex took a bit of a beating but the workers fixed almost everything when the lease was up without prompting. What they didn't was covered by the security deposit. Overall it was a good experience, even got the pavilion out back turned into a barn for free.

Thanks for the link, I have been wondering about the general 'classes' as well. It's used a lot, but even in the podcasts where they break almost all the terms down they haven't touched on that one.

Ditto on the nice to see local. I'm AD AF on the Pope side of things but live up near Raleigh. Turning my current house into a SFR when I PCS. Looking to buy a few around Raleigh and Bragg.

Been listening to the podcasts after a friend was featured (#183) and then started to stalk the forums. 

I've amassed a fair amount of cash and have been investing in random areas, mostly peer to peer, but always wanted to be in real estate. Looking to gain knowledge and confidence to buy rentals in the Raleigh area. Looking to get into SFR and small multi's while working full time.
