I have a commercial "no ratio" program, and it does not have any DSCR requirements. The rates range from the 10's to 12's and can close quickly. No tax returns, no income docs either.

You are now able to receive agency commercial financing on Manufactured Housing Communities that have loan amounts that are less than $1 Million with interest rates ranging from 6.99% to 7.5%
Here’s what this means for you:
- Fannie agency pricing which is currently offering fixed rates between 6.99% to 7.5%
- Non-recourse.
- No tax returns, no paystubs, no W2’s, no 1099’s, and no debt to income ratios.
- Current closing timeframes are 30 days.
- Refi cash outs are also available, and we only need the property to have 20% equity.
- We can offer this program in ALL STATES.
- Terms range from 5 years to 30 years fixed.
Listed below is what I refer to as the “sweet spot” regarding qualifying on acquisitions:
- Manufactured Housing Community sites only.

- Property must adhere to the following if it contains owner occupied homes: The homeowner has the right to sell the home without relocating first, sell the home in place within 45 days after eviction, assign the site lease to the purchaser of the home without undue restrictions, and allowing postings of for sale signs on the site.

Hey Robert appreciate you reaching out! Are you Private lending 100% of the project or is this more so on the hard money side of things?
Regarding private money, the closest program that I have that will come close to 100% financing is the No Ratio program that allows up to 15% seller concessions towards down payment, however it will still require a 10% down payment.
I do not have any 100% private money options that I would fund myself.
There is another option that I have that allows 100% seller financing for down payment, however it is a short term loan (3 to 6 months with option to extend up to 36 months) and you would need to present an "exit strategy" prior to underwriter approval. The interest rate is super low, and the monthly payment is interest only, however the minimum loan amount for this program is $500,000 and it must be a commercial property.
